Living Area vs Total Area: Which Square Metres You Actually Pay For

You pick a plan marked 200 square metres, you pay for 200 square metres, and once you move in the house feels smaller than the number promised. It is not an illusion. In a typical "200 m²" house the rooms you actually live in — the bedrooms and the living room — add up to around one hundred. The rest went to hallways, stairs, bathrooms, the boiler room, wardrobes and terraces. You paid for those too, but you will not be spending your evenings in the boiler room.

The trouble is that the word "area" means at least four different things. The developer quotes one figure, the architect another, the technical inventory a third. When you cannot see the difference, it is easy to sell you a "bigger" house that turns out to be tighter inside than a smaller one. Let's break down what you are really paying for, where half the metres disappear, and how not to overpay for space you cannot live in.

Four "areas" that everyone confuses

First, the vocabulary. These four terms sound alike, differ substantially, and the gap between them is where half of all misunderstandings between a buyer and a seller are built.

  • Building footprint — the mark the house leaves on the ground, the outer outline of the walls together with the porch and terrace. It tells you how much of the plot the house eats and whether you fit within the setbacks from the boundaries. It says nothing about living space: a house with large terraces has a big footprint and a small room area.
  • Total (gross) area — the sum of all rooms inside: living rooms, hallways, bathrooms, boiler room, wardrobes. Plus terraces, balconies and loggias, but not in full — with reduction coefficients. This is the number printed in the plan's name and the one used to calculate the price per square metre.
  • Living area — only the living rooms: bedrooms, children's rooms, the living room. A study counts too, because people live and work in it. A corridor, a bathroom or a boiler room does not, even if a sofa once stood there.
  • Usable area — living area plus corridors, halls and bathrooms. In short, all the heated space inside, without terraces and cold rooms. Heating is often calculated from it.

The number that matters to you is not the total but the living and usable area. Total area is what you pay for. Living area is what you use. The gap between them is the answer to why the house feels smaller than its passport.

Which metre are you actually paying for

The price per square metre — in the developer's estimate and in every "how much does a turnkey house cost" article — is always calculated from the total area. That means you pay the same rate for a bedroom, a corridor and a boiler room. But the value of those metres for living is not the same.

Take a real project from our catalogue — a two-storey house of 208 m² total area. Break it down by function:

  • Living rooms — a 23.7 m² living room and three bedrooms of 19–21 m² each: about 83 m² together. Add a 19 m² study and you get 102 m².
  • Halls, stairs and corridors across two floors — around 30 m².
  • Two bathrooms — over 12 m².
  • Wardrobes and a utility room — almost another 20 m².
  • Terrace, balcony and a covered parking bay — around 16 m² more.

Do the maths: in a "208-metre" house the actual living rooms come to between 83 and 102 square metres. You pay for 208, and the space where life actually happens is half of it. The other half serves the first: it carries you to the rooms, heats them, stores your things. It is necessary — but it is not the area you should confuse with living space when you compare houses.

This proportion is stable. In a compact 107 m² house the living rooms come to about 57 m², or 53%. In a single-storey 155 m² house — 82 m², again about half. The rule is simple: in a well-planned private house the living rooms take up 50–55% of the total area. If you are shown a house where that share is noticeably lower, the metres went into corridors and you are overpaying for passageways.

Where half the floor area goes

The other half of the house is not wasted. It works. But it helps to see exactly what it works for, because some of those metres can be returned to living space with good planning, and some cannot.

Corridors, halls and stairs

The biggest eater is horizontal and vertical circulation. In a two-storey house the staircase takes floor area twice — the opening exists on both levels. A long central corridor upstairs, with bedroom doors off it, is 10–15 square metres you heat and clean but do not live in. A good design keeps transit zones to a minimum: compact halls, short corridors, stairs kept out of the centre of the plan.

Bathrooms, wardrobes, storage

These metres pay for themselves many times over. Across the 202 projects in our catalogue, an entrance vestibule is planned in 153, a utility or boiler room in almost all of them, a wardrobe in 174. But a separate laundry room — in only about half. This is the zone people cut on paper and regret later: with nowhere to do laundry, the washing machine ends up in the bathroom or the kitchen, and the house feels cheaper than it cost.

Technical rooms

The boiler room, pantry and vestibule are not "extra" metres — they are what keeps the living rooms clean and warm. The vestibule cuts the cold off at the front door, the boiler room takes the tank and heater out of the living space, the pantry unloads the cupboards. Removing them to "add living area" is a classic mistake you pay for every day.

Terraces, balconies and loggias: the metres missing from the bill

Summer spaces are a story of their own. They count towards the total area, but not in full — with reduction coefficients. By the norms an open balcony or terrace counts at 0.3, a loggia at 0.5, a glazed terrace or veranda at 0.8. So ten square metres of open terrace add only three to the total area.

This creates an effect that is easy to use against you. A project with large terraces looks compact "on paper": the terraces barely lift the final number. But the footprint is large, and such a house eats more of the plot. A catalogue example: a "135 m²" house has 20 and 23 metres of terrace on different floors — over 40 square metres of summer space that entered the total at only a third. Terraces are wonderful, but when you compare two projects by a single number, check how much of that number is heated rooms and how much is open decking with a coefficient.

Why a developer's "200 m²" and a plan's "200 m²" are not the same

Now the trickiest part. The very same figure can be counted several ways, all of them formally correct.

  • By external measurement — along the outer perimeter of the walls. This makes the area larger: it absorbs the wall thickness and insulation. It suits the developer to count this way.
  • By internal measurement — along the clean inner surfaces. This is what you actually get inside. For a house with thick walls and facade insulation, the gap from external measurement is easily 10–15 square metres.
  • With or without terraces and balconies. One seller enters terraces with a coefficient, another at full area, a third leaves them out entirely.

The result: two houses with the same "200 m²" on the cover can differ by 20–30 square metres of usable space inside. So the question "how many metres" without "measured how, including what" is meaningless. When you are quoted an area, ask for the schedule of rooms — a list of every room with its area. One table clears up every misunderstanding.

How not to overpay for metres you don't live in

The practical side. Here is what to do when you choose a plan and don't want to buy a pretty number instead of a convenient house.

  • Look at the schedule of rooms, not the total area. Add up the living rooms separately. If the living area is under half the total, the plan has too much transit and you are paying for corridors.
  • Compare houses by living area, not total. A "160 m²" house with compact halls can give more living space than a "190 m²" one with long corridors and double stair voids.
  • Watch the terraces inside the figure. If the total area is large because of glazed verandas and terraces, there are fewer real rooms than it seems.
  • Don't sacrifice the vestibule, pantry and laundry for "one more room". Those metres work for comfort every day; an extra room on the list — once a year.
  • Ask how the area was measured. External measurement with thick walls inflates the figure by 10–15 square metres of usable space.

The cheapest way to cut area without losing living space is to remove excess transit at the design stage, not after moving in. While the plan is still on paper, shortening a corridor or moving the stairs costs nothing. Once the walls are up, that is a demolition-grade re-plan, and load-bearing structures don't always allow it.

How much living area you actually need

A reference point to work from. Under the current norms the minimum bedroom area is 9 m², the living room 16 m², the kitchen 8 m², and the ceiling height in living rooms no less than 2.5 m. These are minimums below which a room simply doesn't count as habitable. Comfortable values are higher: a bedroom of 12–16 m², a living room of 25–35 m², a kitchen-diner of 15–20 m².

Simple arithmetic for a family. Two adults and two children means a living room, a kitchen-diner, three or four bedrooms and a study. The living part for such a family is roughly 90–120 m². Add corridors, bathrooms, storage and technical rooms and you get a total area of 160–220 m². If you are offered a "cosy family home of 300 m²", ask where those 300 are: often it is two floors with excess halls and terraces that inflate the figure, while you still sleep in the same three bedrooms.

Questions and answers

How does living area differ from total area?

Living area is the sum of the living rooms only: bedrooms, children's rooms, the living room, the study. Total area is all the rooms together, including corridors, bathrooms, the boiler room, wardrobes and terraces (the last with reduction coefficients). Total is always larger. In a normal private house living area is 50–55% of the total.

Why is the price per square metre calculated from total area, not living area?

Because you build the whole house, not just the bedrooms. A corridor, a bathroom and a boiler room also need walls, floors, heating and finishing, so the rate per metre is the same for every room. That is exactly why it matters what share of the total is living area: for the same price per metre you can get a very different amount of real living space.

What is the building footprint and why do I need it?

It is the mark the house leaves on the ground — the outer outline of the walls together with the porch and terrace. Take the schedule of rooms — the list with each room's area — and add up the living rooms separately. Divide by the total. If it comes to under 50%, the plan has too many transit zones. That isn't always a defect (the shape of the plot or the terrain can justify it), but it is a reason to ask the designer whether the halls and corridors can be shortened.
