What Actually Determines Material Choice
Four key parameters matter: budget, timeline, thermal performance, and long-term durability. There is no universal best material - only the best choice for your specific situation.
Aerated Concrete (Gas Block): 55–60% Market Share
Excellent thermal insulation (R = 3.5–4.0 for a 375mm wall), fast construction (8–12 cubic meters per mason per day), and ease of workability. Main drawback: moisture absorption requires mandatory facade finishing. Requires proper reinforcement belts per floor.
Brick: Traditional and Durable
Exceptional longevity (100–150 years), high moisture resistance, natural vapor permeability. Disadvantages: 30–45% more expensive than gas block, 30–40% slower, and mandatory external insulation (a 510mm brick wall gives R ≈ 1.0–1.3, below the required 3.3).
Frame Construction: Fastest and Most Affordable
25–35% cheaper than gas block for the shell, assembled in 3–4 weeks, works in sub-zero temperatures. Key risks: improper vapor barrier leads to moisture and decay within 5–10 years. Longevity: 40–60 years with quality materials.
Comparative Costs: Kyiv Region 2025 (120 sqm turnkey)

Finishing costs are the same regardless of wall material. For budgets above $80,000, the choice of wall technology has less impact on total cost than it appears.
