The foundation is the base of any house, determining not only structural strength but the durability of the entire building. Choosing the wrong foundation type leads to wall cracks, misaligned windows and doors, and in the worst case - emergency structural conditions within 10–15 years. In Ukraine, soils vary significantly by region: loamy soils of Kyiv region, sandy soils of Kherson region, heavy clays of Polissia. Additionally, groundwater levels, frost depth (0.9–1.2 m for Kyiv region), house weight, and construction budget all influence the choice.

Strip foundation: reliable classic for most situations

Strip foundation is the most common type in Ukrainian private construction. It consists of a monolithic reinforced concrete strip running beneath all load-bearing walls. There are two types: shallow (0.5–0.7 m) and deep, placed below the frost line (1.2–1.6 m for Kyiv region). Monolithic slab: optimal choice for challenging soils

This type is chosen for houses on weak, frost-heaving, or water-saturated soils. The insulated Swedish slab (ISS) simultaneously serves as foundation, ground floor, and underfloor heating system. Pile foundation: for unstable soils and slopes

Pile foundation is used where the upper soil layer is unstable - peat bogs, wet loam, backfill, or construction on a slope. Piles transfer the house load to stronger soil layers at depths of 3–12 m. Cost (screw piles + grillage) for a 10×10 m house: UAH 150,000–250,000. Pile-grillage reinforced concrete: UAH 200,000–340,000.

Column foundation: only for light structures

Column foundation is the cheapest option but only suitable for light wooden or frame single-storey buildings, verandas, summer kitchens, or gazebos. For a full residential house in brick or aerated concrete, column foundations are not used. Cost for a small 6×6 m structure: UAH 40,000–80,000.

Soil geological survey: the mandatory first step

Before choosing a foundation type, a geological survey of the site must be conducted. The survey includes drilling 2–4 boreholes to depths of 6–10 m and laboratory analysis of soil samples. Cost in Kyiv region: UAH 15,000–35,000. Saving on geology is a serious mistake - an incorrectly chosen foundation can cost 3–10 times more when reinforced later.
