Adapting a Stock House Project: What You Can Change and What You Can't

You liked a project in the catalogue. Nice facade, convenient layout, the right size for your family. Your first thought: I'll take this one and build it. It doesn't work that way. A stock project is not a document you can pour a foundation from. It's a template drawn for an abstract plot with abstract soil. Your plot is specific, and the project has to be adapted to it.

Adaptation has a limit. Below it, changes are cheap, fast and smart. Above it, you pay for both the stock project and almost a custom one, and you get the worst of both. The catalogue seller won't tell you where that line is — they sell adaptation and want you to order as many changes as possible. We sit on the other side of the table, so we'll say it plainly.

What adaptation is and why you can't build without it

Adaptation is tying a ready-made project to your specific plot. The project was drawn once for average conditions. But snow loads near Kyiv differ from the Carpathians, wind load in an open field differs from a forest edge, and soil on neighbouring plots can differ enough that one needs only a strip footing while another needs a slab.

So adaptation has a mandatory part, without which the project can't go into work at all. It's not an option or an upsell — it's the whole reason adaptation exists.

  • Tying the foundation to your plot's geology. Type, depth and reinforcement are calculated for the real soil based on engineering-geological survey results, not 'like the neighbour did it'.
  • Recalculation for the snow and wind load of your region. This directly affects the rafter system and floor slabs.
  • A site master plan — placing the house with proper setbacks, access and orientation to the sun.
  • Bringing the project in line with local planning conditions and current codes — this is where it meets the DBN standards and the plot's documents.

Here's the market trap: catalogue sellers often split foundation adaptation out as a separate paid service, as if it were an add-on. In fact it is the entire point of adaptation. Buying a stock project and skipping the tie-in is like buying medicine and not reading the dose. Formally you have the document; you still can't build from it.

What you can change easily and almost for free

Good news: most of what a client usually wants to change is simple. These are changes that don't touch the load-bearing frame or the external envelope. Many authors of stock projects pre-authorise them, so there's nothing separate to approve.

  • Non-load-bearing partitions — remove, move, merge two rooms into one.
  • Size and position of windows and doors in non-load-bearing walls.
  • Roofing material — metal tile instead of bitumen and vice versa, keeping the roof structure.
  • Facade and finishing materials — render, brick, wood, panels.
  • Heating system — gas boiler, heat pump, underfloor heating versus radiators.
  • Internal engineering networks — water, sewage and electrical layout for your way of living.
  • Terrace and canopy sizes, and mirroring the layout when it puts the entrance on the right side of the street.

Mirroring deserves a separate note. Often the same project fits the plot perfectly once you flip it: the entrance comes out on the right side, the living room faces the garden instead of the neighbour's fence. It's free and solves half the placement questions.

What you can change, but it costs

There's a middle zone. Changes here are real, but each drags a structural recalculation behind it, and sometimes a new foundation. This is no longer 'draw one more line' — it's engineering, and it has a price.

  • Moving the staircase — pulls a replan of both floors and a check of the opening in the slab.
  • Changing or adding openings in load-bearing walls — you need lintels and a load check.
  • Changing the load-bearing wall material, e.g. aerated block instead of ceramic block — different thermal performance and a structural recalculation.
  • Adding a basement or plinth floor that wasn't there — effectively a new foundation and waterproofing.
  • Changing the roof pitch or type — a new rafter and snow-load calculation.
  • Attaching a garage to the house — a junction node, a shared wall, a separate footing.

The rule is simple: the moment a change touches load-bearing structures, the roof or the foundation, it's paid engineering, not cosmetics. One or two such changes are usually justified. When you count five or six, do the math again — you may already be overpaying for a stock project by enough that a custom one would have been cheaper.

What you can't change without a new project

And there's a red zone. Formally the author can give written consent to some of these, but in practice this is no longer adaptation — it's developing a new project on top of the old one, with the matching price and timeline.

  • Turning a single-storey house into a two-storey one or vice versa. Different loads, different foundation, different logic for everything.
  • Changing the footprint — stretching the house wider or longer. Layout, frame and roof all change.
  • Changing the construction technology — from masonry to timber frame. These are different structural schools with almost nothing in common.
  • Moving load-bearing walls or changing the floor-slab type.
  • Swapping a single-layer wall for a multi-layer one and back — different thickness, different thermal design, every dimension shifts.

This is the line the catalogue seller stays quiet about. If a project needs one of these, the honest answer is: this project isn't for you, take another or order a custom design. Forcing a stock project through that many changes is the worst outcome money-wise.

Three levels of change — seen together

So you don't have to hold it all in your head, here's a short map. Before you fall in love with a project, honestly assign your wishes to one of three levels:

  • Easy level (free or cheap): partitions, windows and doors, roofing material, facade, heating, networks, terrace, mirroring.
  • Middle level (paid engineering): stairs, openings in load-bearing walls, wall material, basement, roof, attachment.
  • Red level (effectively a new project): number of storeys, footprint, technology, load-bearing walls, floor slabs.

If everything you want sits in the first level, a stock project with adaptation is your cheapest and smartest path. If half your wishes are in the third, don't fight it — you need a different project.

How much adaptation costs and how long it takes

Only a specific project on a specific plot gives an exact figure, but the market orders of magnitude near Kyiv in 2026 are these. A ready stock project runs about 0.5–1% of the construction budget, while a custom design is 3–4%. That several-times difference is exactly what makes a stock project attractive.

Per square metre, Kyiv studios price the working architectural-structural section from roughly 20 dollars per square metre, the sketch stage from 10, and engineering sections around 10 more. Adapting a stock project is cheaper than a full design because the architectural part is already done: you mostly pay for the foundation tie-in, the load recalculations and the site plan.

Separately and obligatorily — geology. Engineering-geological surveys on a plot near Kyiv in 2026 cost roughly from 8,500 UAH for a basic set of boreholes to about 20,000 UAH for an extended one. Without this data an honest foundation tie-in is impossible, so budget this amount from the start.

On timing: a stock project without changes is delivered in a few business days. Adaptation with geology and a site plan is more a matter of weeks, depending on the scope of recalculation. It's still faster and cheaper than a custom project, which is counted in months.

The 2026 legal field: why placement matters more now

In 2026 two documents changed that directly affect adaptation. The first is the updated planning code DBN B.2.2-12:2019 with Amendment 1, in force from 1 January 2026. For a private builder the key points are setbacks and zoning. The house must be placed with a setback from the neighbour's boundary (usually 3 metres, or 1 metre with the neighbour's written consent) and with fire-safety gaps between buildings that, depending on wall material, run roughly 10 to 15 metres.

The second document is Cabinet Resolution No. 305, in force from 13 March 2026. It tidied up simplified construction: a building passport is now issued only for individual, garden and country houses up to 500 sq m and two storeys, and the construction-intent scheme is drawn up by a certified architect in the unified electronic system. During martial law and a year after, a house up to 200 sq m needs only the intent scheme. Townhouses, duplexes and blocked houses are excluded from the simplified route and need full planning documentation.

What this means for adaptation in practice: the placement and the number of storeys are now more tightly tied to the codes and to the plot's documents. A stock project that looked great in the catalogue but doesn't fit the setbacks on your narrow plot will have to be adapted for placement, or swapped. It's one more reason to look at the plot before choosing the project, not after.

How it looks on real projects

Part of our catalogue is marked as serial — those are the stock projects that get adapted to a plot. Here are a few examples so the line becomes tangible.

KT-144 — a serial two-storey house of 107 sq m with four bedrooms, footprint 7.72 × 9.52 m. It's a project made for a narrow plot: on 10 metres of width it fits within setbacks even without the neighbour's consent. Mirror it, move the entrance, change the heating and facade — all easy-level. But attaching a garage on the side won't work without a new node: 10 metres of width leaves no room for it.

KT-263 — a two-storey house of 208 sq m, four bedrooms, footprint 11.98 × 14.17 m. Spacious and comfortable, but it physically won't sit on a narrow 10-metre plot: the house alone is nearly 12 metres wide. Here, replanning the rooms inside, changing the facade material and roofing is easy. Making a plinth floor for a garage is already a new foundation and waterproofing — middle-to-red level.

KT-151 — a single-storey house of 155 sq m with three bedrooms, footprint 13.40 × 14.90 m. Single-storey houses usually have few internal load-bearing walls, so the layout replans fairly freely. But 'stretching' it a few more metres to add a room is off the table — that's a footprint change, i.e. a new project.

The logic is the same for all: a serial project in the catalogue is a starting point, not a pour-ready document. What you can make of it and what you can't becomes visible the moment you lay your wishes onto the plot.

The main mistake — adapting a project to a plot you don't yet understand

The most expensive mistake looks like this: a person chooses and pays for adapting a project, then discovers the plot has weak soil that needs a different foundation, that the house doesn't fit the setbacks, or that running utilities costs more than the project itself. Half the work has to be redone, and the adaptation that was meant to save money eats that very saving.

The right order is the reverse. First you understand the plot — geology, utilities, setbacks, the buildable footprint. And you choose and adapt the project for that footprint and that soil. Then adaptation lands precisely, without redoing, and the stock project really does come out several times cheaper than a custom one.
