7 mistakes in private home construction that cost the most

Building a private home is an 18–24 month project worth the price of 2–3 apartments. The cost of a mistake is tens of thousands of dollars and years of life. In 12 years we've seen the same scenarios again and again. Here is the top-7 of mistakes to avoid.

Mistake 1. Buy a plot without an audit

Classic. You bought a beautiful plot, and then: groundwater at 1 meter (foundation +$10K), 3 kW electricity (new connection - six months and $2K), an alcoholic neighbor. A site audit costs $400–700 and takes a week. Saving on it is the dumbest saving of your life.

Mistake 2. Take a typical design from the internet

A typical design doesn't account for your plot, terrain, orientation, family composition or life scenarios. Saving $800–1.4K on design turns into $5–13K of rework during construction because “we did it but it turned out inconvenient.”

Mistake 3. Choose a contractor by the lowest price

The cheapest offer is the most expensive path. The contractor knows the price is understated. They'll save on materials, technology, worker qualification. Then - “this wasn't included, you need to pay extra.” The real cost ends up 30–50% higher than the start.

Mistake 4. Work without a detailed estimate

A “back-of-the-envelope” estimate is not an estimate. A real estimate is 200–400 line items with specific materials, volumes and prices. Without it you don't know how much the house will cost. The contractor does - and uses it.

Mistake 5. Not controlling hidden works

Foundation waterproofing, rebar, screeds, insulation - once covered, you'll see the problem only when it leaks, freezes or cracks. Control of hidden works with photo records is a must. Otherwise in 3 years you'll be breaking tiles to reach a pipe.

Mistake 6. Save on engineering

A cheap boiler, Chinese sockets, thin pipes - saving $2.5–5K at the start. In 5 years - replacing everything: another $7–13K plus dismantling part of the finishing. You only save on engineering on what you don't see. Everything visible daily must be quality.

Mistake 7. Accept works “by eye”

Without hidden-works acts, as-built drawings or geometry checks - you accept a pig in a poke. A year later you'll find a crooked wall, a leaking roof, sloped floors. The contractor is no longer responsible - you signed the act.

Construction isn't about materials. It's about process. Whoever controls the process controls the result.
